This level of use is <br /> consistent with the allowed uses within the Industrial District. You also indicated a very minimal level of retail sales— <br /> lamps,accessories,etc—which would be very incidental to the primary use. The level of retail sales discussed also <br /> appears to be acceptable. Any significant increase in the retail sales or advertising intended to draw retail customers to <br /> the site would not be permitted. <br /> Parking: <br /> All required parking/driving areas on the parking lot must be surfaced with asphalt. The number of parking spaces shall <br /> be determined by following the Code requirements as follows: <br /> 78-827(3) Multi-tenant industrial buildings:One space for each 400 square feet of gross floor area, or the sum of <br /> the component gross floor areas as follows, whichever is greater: <br /> a. One space for each 200 square feet of office space. <br /> b. One space for each 2,000 square feet of warehouse space. <br /> c. One space for each 300 square feet of manufacturing, processing, packaging, treatment and assembly space. <br /> d. One space for each 500 square feet of space containing machines and equipment for conducting scientific research, <br /> testing or experimentation. <br /> Signage: <br /> A monument sign up to 100 sq.ft. of signage area and building wall signs are permitted. No sign shall extend in height <br /> more than six feet above the highest outside wall or parapet of any principal building. No sign shall be located closer <br /> than ten feet from any property line. <br /> The signage requirements are outlined within the Industrial District code under Section 78-832 as well as 78-1468(5). <br /> Feel free to submit a preliminary sign design for review if you have questions. <br /> Lyle Oman's comments are pasted directly below: <br /> I have reviewed the proposed site plan with the fire chief and his comments are as follows. <br /> 1. Maintain 5' setback from building with dumpster <br /> 2. Maintain fire lane on east side of building <br /> 3. Provide marked access lane to the fire department connection. <br /> My only comment is that they need to provide a van accessible parking spot with an 8' wide access aisle. The access aisle <br /> could also serve as the access to the fire department connection. <br /> 1 <br />
