Dickey <br /> 2645 Watertown Road <br /> Long Lake, MN 55356 <br /> REt Proposed Tax Parcel Combination <br /> Dear Mrs. Dickeys <br /> We have been advised by Hennepin County that you have applied for <br /> legal combination of the following parcels of land: <br /> 04-117-23 12 0002 (Tract A, RLS #1089 ) <br /> 04-117-23 12 0005 (Outlot A, Countryside Manor 2nd Addition) <br /> This letter is to advise you that the City of Orono cannot <br /> approve this combination for the following reasons: <br /> 1. The combination would result in the house at 2705 <br /> Watertown Road becoming a second dwelling on a single <br /> property. This would require an application for a <br /> conditional use permit for a guest house. The guest house <br /> ordinances do not allow rental use. <br /> 2. Legal combination will result in an increase in the <br /> already excessive square footage of accessory buildings on a <br /> single property. While the square footage of existing <br /> accessory buildings is relatively small compared to the 63 <br /> acre property area, Orono's accessory structure code does <br /> not make accessory building square footage allowances <br /> commensurate with property size greater than 10 acres. <br /> I am enclosing a copy of the accessory structure ordinance <br /> adopted in 1989. On properties 9.01 acres or larger, the maximum <br /> allowed tota 1 of accessory structure footprint areas is 6,000 <br /> square feet per property. Your 63 acre parcel already contains <br /> around 14,000 square feet of accessory buildings. Combining your <br /> 2.8 acre homestead parcel with the 63 acre tract changes the <br /> nature of this nonconformity.
