O CITY of ORONO <br /> • �� � . <br /> 4��s� ... <br /> ;;��=� RESOLUTION OF THE CITY COUNCIL <br /> � . � <br /> „�,, � ;Y ���,'� �, NO. � � �. � -� <br /> ti <br /> �'�9� � o4�G <br /> EsK <br /> Option 1 <br /> A RESOLUTION GRANTING PRELIMINARY <br /> APPROVAL OF A CLASS III SUSDIVISION FOR - <br /> PROPERTIES LOCATED AT <br /> 2645 AND 3025 WATERTOWN ROAD <br /> - FILE NO. 1901 <br /> � WHEREAS, Tandem Properties and Peter Andrea Company (hereinafter "the <br /> subdividers ),on December 23, 1993 filed a formal subdivision application with the City for <br /> �� <br /> � approval of a twenty-five lot residential plat of property legally described as: <br /> Outlot A, Countryside Manor 2nd Addition, and Tract A, R.L.S. <br /> No. 1089, Hennepin County, Minnesota (hereinafter "the <br /> • property"); and <br /> WHEREAS, after due published and mailed notice in accordance with Minnesota <br /> Statutes 462.358 et. seq. and the City of Orono's Zoning and Subdivision Codes, the Orono <br /> Planning Commission held public hearings on January 18, 1994 and February 22, 1994, at which <br /> time all persons desiring to be heard concerning this application were given the opporiunity to <br /> speak thereon; and <br /> WI�REAS, at their regular meeting held on March 14, 1994, the Orono City <br /> Council considered the subdivision application of the subdividers noting the following findings <br /> of fact: <br /> 1. The properties are located within the RR-1B Single Family Rural Residential <br /> Zoning District requiring a minimum of two acres of contiguous dry buildable <br /> land within each newly created lot. <br /> 2. The property contains a total of approximately 68.23 acres, with approximately <br /> 10 acres of designated wetland and retention/treatment areas. <br /> 3.
