MEMO
CITY OF ORONO
TO: Street Address File
FROM: Paul Weinberger, Assistant Zoning Administrator
DATE: August 27, 1998
SUBJECT: Meeting with Tom Ryan, property owner- 2245 Watertown Road
The property owner intends to subdivide the property into two lots. The property is
approximately 5.3 acres, but contains 5 tax parcels to account for the entire acreage. The lot also
has a large area of lowland that had been determined it is not a wetland, although a letter in the
file dated October 23, 1987 may dispute this. This is a matter to be addressed.
Mr. Ryan has identified 4 septic sites on the property. Two on each potential site. They are
subject to the state legislature approving a new law that would allow these sites to be legal.
Other issues include a possible utility easement across the property for gas lines to connect to an
adjacent lot. It has not been determined where this easement would be located.
A very small drainage creek meanders through the property. A drainage easement should be
granted to ensure that this area remains unimpacted.
As of 8/27/98 Mr. Ryan will have a new survey completed. The septic sites, as of the law today,
would not allow a subdivision to occur.
