E ,
Christine Mattson
From: Lee Olmscheid [Lee.Olmscheid@grainmillers.com]
Sent: Monday, April 29, 2013 11:45 AM
To: Christine Mattson
Subject: 440 Stubbs Bay Road
Hi Christine,
My name is Lee Olmscheid. I live at 440 Stubbs Bay Road.
We bought our house in Orono a couple years ago and I am curious if there is anything I am able to do to expand my
driveway. The garage has two levels (spancrete floor in the main garage with side loading for below). The problem is
there is not enough room to make the turn at the bottom of the driveway when pulling a trailer. My lot is over 7 acres,
so I believe I am not confined by the %of hardcover rules, however, there is swamp below the garage and that may
complicate my situation. I suspect the reason it was initially built the way it is had something to do with that, but I don't
know for sure. Currently there is some gravel area and some of it is paved. My ideal scenario would be to pave what is
not currently paved and to extend it toward the swamp by about 10 feet. Alternatively I could change the routing of
where the driveway decends the hill, but that would encroach on the septic drainfield and I don't know if that is ok,
either. Can you tell enough from satellite views or is it possible to have you or someone out to look it over or what is a
logical next step?
fil..,rG(
I have one more unrelated question. My neighbor and I have a shared driveway that the Hennepin County website lists
as owned by the Stubbs Homeowners Assn. They show the mailing address as c/o Custom Structures, LTD in Wayzata.
When I try looking them up on the internet it appears they are no longer in business. We bought our house out of
foreclosure and didn't receive any paperwork related to the homeowner's association. Is there a copy of the Association
documentation on file at the city?
Thanks for your help!
