To: Lyle Oman, Building Official
Willie Gibbs, Septic Systems Inspector
From: Mike Gaffron, Planning Director
Date: May 15, 2006
Subject: 355 Stubbs Bay Road - Barn Addition
The proposed barn is an Oversize Accessory Structure (2800 sf proposed, 3000 s.f
maximum allowed for this 9.95 acre site) and is subject to the standard Oversize
Accessory Structure Covenant - copy for signatures is attached, pending Matt Brokl's OK
for format.
The proposed barn includes a bathroom (toilet, lavatory, shower) that has been crossed
off the plans, with a note from Kevin Kamerud indicating this will not be constructed
now. The plans also include service sink, water heater and washer/dryer. Installation of
the sink and washer requires that the property owners execute a Limited Wastewater in
Accessory Building Covenant - copy for signatures is attached, pending Matt Brokl's OK
for format.
The initially proposed fixtures, and the future fixtures, will require connection to a
conforming wastewater treatment system. Willie, please review the existing system and
contact the builider/owner to determine how they plan on treating this waste, given that
the existing house with recent additions has a system designed for 3 bedrooms, a house
layout that could easily grow to 4-5 bedrooms, and now the addition of waste from the
barn.
