In <br /> reviewing the plans, we find the beams to be undersized. Please <br /> redesign beams and/or posts to meet a 60 Ibs. per square foot <br /> uniform Ioad as required by Uniform Building Code Table 23-A-4. <br /> In your Ietter you expressed concern about being charged for <br /> the permit. The house plans approved by this office did show an <br /> out line on the site plan and portions of the deck did appear on <br /> some elevations. It did not however show on the survey and no <br /> structural plans were submitted. Because it was not shown on the <br /> survey, the Zoning Department did not approve its Iocation, and <br /> because no structural plans were submitted, the Building <br /> Department did not approve it. If these items were provided � <br /> 'approved, a new plan review and permit would be required anyway <br /> because the deck was changed. U.B.C. Section 303 (a) states <br /> "approved plans and specifications shall not be changed, modified <br /> or altered without authorizations from the Building Official". <br /> You also stated that the deck was included in the estimated <br /> construction value and I do agree with you on that point. <br /> Therefore, a minimum permit and plan review fee wil I be charged <br /> to cover issuance of a new permit and staff time involved. You <br /> will not however be charged a double fee as is normal Iy done on <br /> an af ter-the-f act permit. <br /> Please submit a revised plan as soon as possible.
