The <br /> Planning Commission and Council will like to see that you have made efforts to reduce hardcover on the <br /> property if they are to allow additional structure (and hardcover). Unfortunately all the fabric under rock is <br /> considered "illegal hardcover" according to our hardcover ordinance. Removing it will be a requirement of the <br /> variance and the square footage cannot be used as a "reduction" in existing hardcover. <br /> As you mentioned in an earlier email, the hardcover ordinance is being reviewed for possible modifications, but <br /> at this time we don't have a timeline for when it may get approved or the final verbiage, so we must follow the <br /> hardcover ordinance as it stands today. <br /> If you are interested in pursuing a variance, I have attached the variance application packet.
