As I noted to you <br /> on the phone, thEre appears to be no need for a sketch plan review, since <br /> this is a fairly straightforv�ard proposal. <br /> The following comments should help guide you in makina your <br /> subdivision application: <br /> 1. The City will accept this minor split as a metes and bounds lot <br /> line rearrangement. Your surveyor shou ld verify with the County that <br /> they will likewise accept this split on a metes and bounds basis <br /> rather than as a Registered Land Survey or a plat. <br /> 2. To avoid having to go through another application process, if <br /> each of the two abutting neighbors wish to obtain a portion of the <br /> property, that dividing line between their 2 shares should be <br /> incorporated into your application. <br /> 3 . City Council approval of the split wiil undoubtedly be <br /> conditioned upon legal combination of the new small parcels with the <br /> ad jacent property to which they k�i 11 be so ld. <br /> a. Approval will not be given by either the Planning Commission or <br /> Council until you have provided sufficient information to prove that a <br /> seconc3ary drainfielc3 site is available on your remaining property. <br /> 5. Your existing house must reinain on a parcel that includes at <br /> least 2.0 acres of dry buildable land. <br /> I ha ve enclosed a copy of the subdivision application form in the <br /> event that you don't have one.
