Looks like the most recent approved site plan for this property was approved in Feb 2013. Based on comparing the
asbuilt with that plan I offer the following comments:
1. The steps and retaining walls near the lake are different than the approved plan. The wall are not annotated
with top and bottom elevations per the city survey requirements.
The neighbor to the east had submitted a complaint to the City regarding drainage in this area being routed onto
his property. It appears that the applicant revised this area to keep runoff on site, and the work appears
acceptable. However,wall elevations should be added to the plan,as required.

2. The top and bottom of wall elevation for the wall to the west of the home are not indicated.
3. The top and bottom elevation of the walls to the east of the home are not indicated.
4. The wall that runs along the eastern property line appears to cross the property line.
Lyle and I reviewed this wall in the field with the applicant. They were supposed to relocate the wall as
necessary to keep it on their property. Also,they were supposed to revise grading as necessary to keep runoff
from draining onto the adjacent property. The applicant had marked the property line to aid in wall location
review. A field visit to verify drainage in this area may be warranted as it is difficult to determine based on the
plan provided.
5. On site inspector should confirm draining patterns indicated on the as built exist in order to keep runoff off of
the neighboring properties.
I agree. The main issue with approval was runoff being directed onto the adjacent property to the east at the
neighbor's garage and near the applicant's stone steps.
I found a copy of a site inspection the Bob and Lyle performed last August. Were the issues identified then rectified?

Christine,
Due to concerns from the adjacent property owner(2791 Pheasant Road) regarding revised drainage patterns, I
performed a site inspection with Lyle Oman on August 12, 2014. Following are our observations and comments for your
consideration:
1. The proposed swale along the east property line was eliminated during construction to accommodate a wider
driveway (approximately 7' wider) and provide a side yard at the same elevation as the driveway.
2. In order to provide the side yard,the proposed retaining wall on the northeast corner of the house
(approximately 15' in length) was relocated to the east and extended south and north (approximately 95' in
length). The retaining wall is now located within 1' of the property line along its entire length and extends over
the property line in a couple locations. My understanding is that no variance was approved for the new
retaining wall location, and no temporary easement was obtained from the adjacent property owner to perform
this work.
3. A narrow rock swale (2' wide) was placed at the bottom of the new wall to provide an outlet for runoff.
However, the revised grading and wall location is now directing runoff from the site onto the adjacent property
and into the back of the neighbor's garage. Runoff then flows along the side of the garage and out the
neighbor's driveway, instead of flowing to the lake as indicated on the approved plan.
4. Revised grading and new stairs on the east side of the boathouse has also adjusted drainage patterns to now
direct all runoff from the east side of the property onto the adjacent property near the lake and into the
neighbors pump house.
5. The grading along the east property line should be revised to match the approved plan, or a new plan should be
submitted by the applicant to resolve the drainage issues created by field revisions to the grading.

The calculations look to be good, if my interpretation is correct.
I get a Total Perimeter of: 383'-5" (divided by 2 = 191'-81Z2" allowable exposed lower level)
The Perimeter below grade above 6' main floor offset is: 237'-2" (146'-3" exposed lower level)
Approx:45'-5 1Z2" linear feet over 50�o minimum.
