Christine,
As requested by Leland Sundet at 2791 Pheasant Road, Lyle and I meet with him again on October 2, 2014 to review his
concerns regarding the improvements at 2789 Pheasant Road. The homeowners at 2789 revised the grading and retaining wall
location in the field, so improvements adjacent to Leland's property do not match approved plans. Now runoff from a large
portion of the lot is directed east to the adjacent property and continues east out Leland's driveway instead of in a swale to the
lake along the east property line. Also,the retaining wall in this area was placed on the lot line,and the rock at the base of the
wall is over the property line. Leland has indicated that the additional drainage is unacceptable to him,and he does not want
any landscaping rock or wall on his property. Since additional drainage has been directed toward the adjacent property and
improvements were installed over the property line,the grading and wall location should be revised in this area to match
approved plans,or the applicant should submit a new plan to resolve the issues for review and approval. If you have any

Today we had Advanced Surveying and Engineering Company come to put down more stakes showing where the lot
line is.
We wanted this to show in more detail that they have small rock on our property. Also it shows more accurately
where the boulders are placed.
It was very interesting because somebody had put up two stakes that are marked "lot line" and they are
approximately one foot into our property.
Yesterday I had a telephone conversation with Sven Gustafson (the builder) and he sent me a copy of Bob's e-
mail. Sven then sent an e-mail to John Sather,the landscaping company. I called John Sather and reminded him we
did not want any rock or water on our property(we do not want any water coming over the boulders like it does
when it rains).

Dear Sven:
We want to say again how good your firm has been and also the subs that you have working with
your company. They have all been very good and very cooperative.
Thank you for getting th� survey done so we could proceed with the sprinkling system.
Enclosed is our letter of September 3, 2013 listing concerns that we had.
Paragraph #4 -
4. Our main concern is that our natural drainage from Teynor's property. For example, when we had the 15
inch rain several years ago we had no problems at all with water because everything from Teynor's property
drained down the steps and we didn't have any standing water at all.
What is the plan for this drainage?
During our meeting last September it was explained there would be a rock wall and all the drainage
would be inside that rock wall so no water would come on our property. It seemed like it would
take care of our concern.
1. We are now shocked because the water is going to go over the rock wall and that will spill
onto our property (it is not what we understood at the meeting last September). This
really concerns us.
2. When we came home in May we were very shocked that the blacktop road was slanted to
our property. We had understood the road would be similar to before and the drainage
would go on to their property and to the right of the house as it had been in the past.

3. The road was built up higher at the crown and it appeared the old tennis court had added
soil.
4. We want to make sure we do not infringe on the neighbor's property. We will have a
survey done to have marked where our property ends.
5. Down by the lake their water used to drain off on their property next to the steps and no
water came onto our property. Now the drainage runs down and slopes down to our
property.
We never saw any drainage plan. Again we are not upset with anyone. We want to
make sure the drainage is on all their property and nothing on our property.

I walked back and the area that is flooding over now and the same area that Lyle Oman pointed out is over 40 feet(that
definitely has to be raised and has been flooding). This starts from the beginning of your boulders behind the shop down
through the area where you will be lowering the ground for the swale.
Then I take it you will be lowering the sod all the way along the west side of the boulders. The swale down will be down
another 15 or more inches.
It will sure feel good to get this water problem out of the way.

Hello we did correct the retaining wall drainage problem It's not a great picture but the swale is in. we were
not able to do the area by the boat house due to the fact the dock is being stored there. We will address that

through the area where you will be lowering the ground for the swale.
Then I take it you will be lowering the sod all the way along the west side of the boulders. The swale down will be down
another 15 or more inches.
It will sure feel good to get this water problem out of the way.

Hello we did correct the retaining wall drainage problem It's not a great picture but the swale is in. we were
not able to do the area by the boat house due to the fact the dock is being stored there. We will address that

I walked back and the area that is flooding over now and the same area that Lyle Oman
pointed out is over 40 feet(that definite{y has to be raised and has been flooding). This
starts from the beginning of your boulders behind the shop down through the area where
you will be lowering the ground for the swale.
Then I take it you will be lowering the sod all the way along the west side of the boulders.
The swale down will be down another 15 or more inches.
It will sure feel good to get this water problem out of the way.
