Re: Zoning Requirements
The most recent survey on file is dated October 1987. The property is zoning LR-1B, One Family
Lakeshore Residential.
The minimum lot area is 1 acre. The minimum lot width is 140'. The front setback is 35' and the
side yard requirement is 10'. The side yard adjacent to setback 35'.
The property is located within 1000' of the lakeshore and is therefore, subject to hardcover
requirements. No hardcover is allowed in the 0-75' setback. It appears from the 1987 survey, that
most of the house is within 75' of the lakeshore. Portions of the house are also closer than 35' to
Shadywood Road. Any construction or change to the building in the hatched in areas would most
likely require a variance.
A new survey with hardcover calculations and topographic information along with building plans
and elevations would be required for a variance.
Before you prepare plans, for a variance however, you may want to make an appointment with your
architect to discuss your proposal.
