Attached is a partial copy of the half-section map. Scott confirmed that the dashed line (in orange)was the original plotted property line from 1912 and the solid line (in blue) is the current lakeshore, it is not City Right-of-Way. Also,to answer your other question -the property addressed 559 Park Lane is located in the LR-16 zoning district,which is a one acre zone. According to Hennepin County the property is.41 of an acre. Subdividing this property would not be allowed because it would create two substandard lots. If you have any additional questions, please don't hesitate to contact me. My clients will appreciate the opportunity to see if we can update to determine the current hardcover percentage.As for the unidentified shoreline issue, I was relieved to hear from you that the lines on the Hennepin County Website do not reflect the entirety of the property. My understanding, is that the current markings are considered the difference between the high water mark and the shoreline. Please verify that the City of Orono, has no easement and the property lines in totality belong to the property owner. � As per our conversation this morning, I have attached below,the letter I received from Hennepin County, I appreciate your efforts to clear up this situation with Hennepin County, hopefully the property lines will be updated and clear because of your help. Also, can you confirm if this property is subdividable? I have included my clients and my real estate associate, Drew Hueler on this email so they are aware of our communication.
