Mark,
The City Engineer has reviewed the survey dated 8-12-2015 and has the following comments:
1. The plan proposes 2 driveway connections to Park Lane. City Ordinance allows for one per property. The larger
of the curb cuts is depicted at 29 ft wide. The maximum width for a driveway connection at the street is 20 ft.
2. Plan proposes work within the right of way to place a new culvert. The old culvert should be removed at the
same time. Any work with in the Right of Way must be coordinated with Public Works via a Right of Way permit
(copy attached).
The planning and zoning department has the following comments:
1. The survey shows the average lakeshore setback measuring from a deck on the house to the south of 559 Park
Lane. Is this an upper or lower level deck? If it's a lower deck, the average lakeshore setback line must be
adjusted. Please clarify.
2. We have recently changed our survey requirements, copy attached. One of the new requirements is to show
the point or spot where the top of the foundation elevation reference elevation point is being measured from;
we expect this to be consistent with the measurement on the foundation as-built. Please show the
measurement point on the survey.
3. An egress window is shown on the building plans, but not on the survey, please revise.
4. The survey must also show all proposed exterior/landscaping improvements, i.e. patios, grading, sidewalks,
retaining walls, etc. We need the final landscape plan to be submitted and approved before we will issue the
building permit. We also need the name of the landscape contractor performing the work.
Please address the above comments and submit two updated full-size copies of the survey. If you have any questions,
please don't hesitate to contact me.

Morning Christine
Thanks so much for your email!
Both houses on each side of the lot have decks on the upper level. Their bottom walkouts are concrete patios. I hope
that helps with the line of sight question.
We will work diligently to get these items back to you quickly. Thank you again for your help!
Best Regards,

Mark,
For additional clarification—the new survey requirement regarding top of foundation asks you to identify the top of
foundation and show the exact location point of that elevation on the home's foundation perimeter. The foundation as-
built should also show the as-built elevation in this exact same location for height verification.
In an effort to keep this application moving along, the southeast corner of the home will be used as the measurement
spot for the top of foundation elevation. If this location should not be used please show the exact location point on the
home's perimeter and submit two copies of an updated survey.
Please don't hesitate to contact us if you have any questions.

Hi Christine:
Thanks again for pulling this all together! Just wanted to follow up from our discussion on the
landscaping. The only landscaping that will be done on the lot that is currently not on the plan will
be a berm. After our discussion, I went back to see Mark Gronberg. He said that he will include that
in the updated plans along with the other changes requested and have them to you in the morning.
Please let us know if there is anything further after those final changes that we may need to help with
on our end. Mark Gronberg's team will be out on Thursday to stake the lot. Thank you so much again
for your help!!!
