Dear Mr. Riviere:
I was nice discussing your potential plans with you yesterday.
I just want to clarify a couple of items:
• Because of "Bluff Street", your lot is considered a corner lot. This would require
a 30' side/street sef-back, but since you're going to need variances anyway, go
ahead and have your surveyor create plans using a 10' side yard set-backs. This
is consistent with your phone conversation with Evelyn in April 2008.
. • Because of "Bluff Street", you don't need to comply with "average lakeshore set-
back" with the home to the west of yours. When moving the house back, place it
even with your neighbor east.
• One more item to keep in mind. Your lot is less than 2 acres and City Code
states that the lot cannot have more than 15% structural coverage on it. Your
surveyor should be able to assist with that calculation also.
When you have a new survey completed, showing existing structures and proposed
structures including hardcover calculations. Please call me to set up an appointment
with Evelyn Turner, City Planner.
