Scope of the work shall be substantially as shown on drawings 1 through 4 of 4, dated 2/29/00 and revised 5/11/00, prepared by Brunn Remodeling, Inc. and titled REMODEL FOR NORA & JON SILLERUD, except as modified herein. A copy of the drawings is attached hereto as Exhibit "A". Construction details and materials are described in the outline specificat'ions below. Any additional work required due to unforeseen conditions, discovered in the course of this project, shall be done upon receipt of a written change order, signed by the owner, requesting such work. Cost of the additional work shall be borne by the owner. Brunn Remodeling is a licensed contractor, under the laws of the State of Minnesota; license nu�ber 4016. � Work shall consist of the following: 1 . Site Work. Owner shall provide removal of existing brick veneer and wood siding. Owner may dispose of all excess in dumpster provided by the contractor. Contractor shall provide all other demolition and removal necessary � and incidental to the work. Contractor shall provide all excavation, backfill and compaction for new footings, foundation walls and crawl space and shall provide all rough and finish grading. See Item 11 A for BITUMINOUS PAVING ALLOWANCE. Owners shall provide all topsoil, turf and landscape plantings, including replacement of all turf damaged by the contractor in the course of construction. 2. Concrete. Provide concrete footings for new foundations walls, piers, crawl space slab, floor slab in the lower level addition, garage addition, existing garage stall, garage apron and walks. 3. Masonry. Provide concrete masonry foundation walls for the addition. See Item 11 B for VENEER ALLOWANCE. 4. Carpentry. Provide rough carpentry including 2x6 and 2x4 wall framing; LP 32 I-joists; roof trusses and framing; OSB and Biltrite sheathing; 3/." T&G plywood sub floor; headers and miscellaneous framing; 2x4 interior framing and furring. Inspect existing floors with owner for squeaks and irregularities. Any significant corrective work required can be added to the contract by change order. Provide a nominal 10' x 20' deck with stairs down from the screened porch and down to grade. Deck posts and floor framing shall be TTD. Decking and steps shall be 5/4x6 cedar. Railings • SILLERUD RESIDENCE: Living Room & Garage Addition (REVISED) " Page 2 shall be 2x4 and 2x6 cedar with 2x2 cedar balusters. Trim boards shall be cedar. Provide a nominal 8' x 26' screened porch over a nominai 8' x 26' addition to the lower level family room. Screened porch floor framing shall be TTD sleepers over roofing membrane and framing. Posts, decking, trim, railings, ceiling panel and miscellaneous framing shall be cedar. Provide floor screening, screen door and wall screen panels. Provide millwork and finish carpentry including oak hollow core � flush closet doors; oak Princeton casing, base and base shoe; oak . railing, hand rail, skirt board, stair tread to upper and lower levels, and miscellaneous trim; melamine shelf with rod and hook strip. Exterior columns shall be Permacast round, fluted polycarbonate. See Item 1 1 C for CABINETRY ALLOWANCE. � 5. Thermal and Moisture Protection. Provide drain tile at perimeter of new crawl space foundation walls. Provide sump basket. Provide Poly Shield polymeric dampproofing on the exterior of the foundation walls. Provide fiberglass insulation with vapor barrier as follows: R-13 batts in 2x4 stud walls; R-19 batts in the 2x6 stud walls; R-38 batts in the lower level family room addition ceiling (under screened porch); R-44 blown, with baffles, in the living room ceiling. Remove existing shingles and roofing. Provide CertainTeed X-25 shingles, or equal, over the entire roof, including premium flat felt, Winterguard, preformed valleys, shingle tins and roof louvers. Color shall be selected by the owner. Provide Rolex vinyl siding, aluminum soffit, fascia, gutter and downspouts as shown. Provide vinyl shakes in three gables. Provide Tyvek building wrap, or equal, over sheathing prior to installation of siding. 6. Doors and Windows. If field conditions allow, increase height to 8' on one door. Owner shall provide operators. Provide screen panels as noted above for screened porch. 7. Finishes. See Item 11 D for STUCCO ALLOWANCE. Provide gypsum board walls and ceilings in new addition and remodeled areas. Walls shall be taped in a three coat process, sanded and ready for final finish. Ceilings shall be taped and finished with a sprayed texture. Garage firewall shall be fire taped. Refurbish any existing walls and ceilings damaged by new construction. See Item 1 1 E for CERAMIC TILE ALLOWANCE. See Item 11 F for VINYL FLOORING ALLOWANCE. Owners shall provide all painting, staining, wallpaper and paper hanging, except for cabinetry as noted in Item 11 C. 8. Furnishin s. Owner shall provide all furnishings and kitchen appliances. Appliances include one range/cooktop, one microwave/exhaust fan, one dishwasher, one double oven, one water filter and one refrigerator.
