Box 66 Orono, Minnesota 55323 Re: State Sale of Surplus Land Dear Ms. Van Zomeren: With regards to the above matter, the State of Minnesota, pursuant to Minn. Stat. § 85.015, subd. 1(b), will be conveying surplus state trail land to Longridge Associates. Longridge owns property immediately adjacent to the Luce Line Trail and seeks this surplus parcel. Enclosed please find a map which shows in cross-hatch the State tract which will be conveyed to Longridge Associates. The legal description of the property is as follows: A parcel of land located in the Northwest Quarter of the Northwest Quarter, Section 2, Township 117 North, Range 23 West, Hennepin County, Minnesota, described as follows: Commencing at a point on the west line of said Section 2 which is the intersection of the southerly right of way line of the Minnesota Western Railway Company and the said west line of said Section 2; thence in a northeasterly direction parallel with and 57 feet southeasterly from the center line of the main track of the Minnesota Western Railway Company measured at right angles therefrom for a distance of 873 feet to the point of beginning; thence southeasterly at right angles to the previously described line a distance of 43 feet; thence northeasterly at right angles to the last described line a distance of 180 feet, more or less, to the center line of the Long Lake-Orono road so-called, which point is 100 feet southeasterly of the center line of the said main track measured at right angles therefrom; thence along the said center line of the said road in a northwesterly direction to a point which is 57 feet southeasterly from the center line of the said main track measured at right angles therefrom; thence in a southwesterly direction parallel with the said center line of main track a distance of 170 feet;more or less,to the point of beginning. The conveyance by the State is less than the whole trail parcel which is owned by the State. While there may be state and local conditions/restrictions on such a subdivision, it has always been the position of this office that such controls have no application to the State of Minnesota. The purpose of this letter is to receive confirmation from you that neither such state nor local controls will affect this conveyance. I would ask that you please review the above discussion and confirm for me that the State conveyance will not be delayed for any reason associated with a transfer of less than the owner's whole parcel.
