Following is information regarding the zoning status of the property at 1230 Orono Oaks Drive after
MnDOT acquisition/reconveyance:

Development Status: Developed single-family residential lot
Brief Legal Description: Part of Lots 4 and 5, Orono Oaks (see complete legal description)
Zoning District: RR-1B, Single Family Rural Residential
Basic RR-1B Lot Standards:
- Required Lot Area: 2.0 acres dry buildable land
- Required Lot Width:200'
- Required Principal Structure Setbacks: Front- 50' Rear- 50' Sides - 30'
Existing Residence Conformity with Basic Lot Standards:
-Lot area(no apparent wetlands): 1.8 acres per MnDOT information;lot area is non-conforming
to the 2.0 acre minimum standard as a result of the MnDOT acquisitions.The impact of
this is that total reconstruction on the site would require a lot area variance.

On-site sewage treatment system:
A new conforming sewage treatment system was installed in 2003. MnDOT has provided soil
testing foran alternate replacement drainfield sites for this property,and that site has been approved
by the City.Complete system design and alternate site testing information is on file with the City.
Road Status: Orono Oaks Drive is a private road owned and maintained by a homeowners association.
Municipal Utilities: No; property uses private individual septic system and well.
