Hamm 243 South Beach Road Hobe Sound, FL 33455 RE: 1401 Shoreline Drive, PIN 02-117-23-33-0011 Mr. Hamm: The above referenced property is zoned LR — 1 A, One Family Lakeshore Residential District, requiring a minimum lot size of 2.0 acres and 200' of width at the shoreline and at the 75' lakeshore setback. The property contains approximately 36,538 sq.ft. or 0.84 acres and approximately 160' in width at the shoreline and 180' in width at the 75' setback based on Hennepin County records. Principal building setback requirements are 75' from the lake, 50' from the road and 30' on the interior side yard and 50' setback from a street side yard. Principal structure must also meet the average lakeshore setback. I have enclosed Resolution No. 1183 and a letter to Marie H. Hamm from Alan Olson, Orono City Planner, dated 07-24-81 regarding Sewer Project 80-1 serving the Minnetonka Bluffs-West Ferndale area. (As a note, the PIN referenced in Resolution No. 1183 has been changed to 02-117- 23-33-0011.) It is my determination that this lot has been treated as a buildable lot. However, based on the above information the lot is nonconforming in area and width, and therefore variances to lot area and lot width would be required in order to build a home on the site. Setback, structural coverage and hardcover requirements must also be met. Driveway access location is also an issue and would have to be approved by Hennepin County.
