We have no survey or wetland delineation for this property. There must be at least 2.5
contiguous acres of high (not wetland) land to be buildable without a variance. The
wetland may extend to the south property line.
House setbacks would be:
Front: 100 feet
Sides: 50 feet
From the wetland: 45 feet
Septic setbacks would be:
Tank to property line or house: 10 feet
Drain field to property line or house: 20 feet
Either to wetland: 50 feet
Well (on or off property): 50 feet
(Two drain field sites must be located.)
