We offer the following observations, comments, and recommendations for your consideration: 1. As part of development of Mooney Lake Preserve, each individual lot(except Lots 4 & 8, Blk 2) must provide stormwater management facilities capable of restricting proposed peak runoff rates to that of existing and retaining a volume equal to 1"over new impervious surfaces on site. Calculations and drainage area maps should be submitted verifying adequate sizing of facilities based on proposed improvements. 2. Drainage and Utility Easements should be revised as necessary to adequately cover stormwater management facilities used to meet governmental requirements, including access to the outlet control device. 3. An access route to the stormwater management facilities used to meet governmental requirements, including the outlet control device, should be provided. Access route should be a minimum 8' wide. 4. Perimeter erosion control measures and protection fencing should be installed by the Contractor and inspected by City prior to any land disturbance. Details for the rain gardens should be provided to ensure adequate section and outlet control design. 7. The applicant should be required to obtain a Minnehaha Creek Watershed District(MCWD)permit. The application was received on January 16th, 2018. After review of the application materials submitted,the proposed project triggers the District's Erosion Control and Stormwater Mangement rule. Based on additional information needed,the application is incomplete. Additional information is required to complete the application and is outlined below. Please submit the following information: Application information: Electronic copy of site plans, or physical plans in 11x17 format. Stormwater Management: The District's Stormwater Management rule is triggered by the subdivision of a parcel of one acre or more in size into three or more lots.Although single family homes are exempt from the stormwater management rule,this lot is a part of the Mooney Lake subdivision permitted under MCWD Permit 15-445.The raingardens on the approved subdivision plan differ from the raingardens on the proposed plans for 1180 Hunter Drive,and therefore,conformance with the Stormwater Management rule must be demonstrated.The original subdivision was required to provide phosphorus, rate, and volume control for the entire site's impervious surface.This lot will therefore be required to provide that treatment for the impervious surface on the lot. Engineering review will be required for the stormwater facilities, and the applicant will be required to reimburse the District for engineering costs.To demonstrate conformance with the Stormwater Management rule, please provide: 1.
