Per our telephone conversation, attached is a partial copy of the 1998 survey on file for the proposed house and a copy
of the septic as-built location.
A property over 2 acres in size is allowed one accessory structure not to exceed 1,200 square feet with no more than
2,400 square feet of accessory structure total for the lot. For an accessory structure over 1,000 square feet the setback
is 30'from the side/street (North Shore Drive W), 50' from the rear(south side) and 35'from the wetland edge. A
covenant will be required for an accessory structure over 1,000 SF per 78-1434(3)(c). No structures are allowed within
the Drainage Easement.
When a building permit is submitted you will need to also submit paperwork showing the secondary septic site is still a
viable location and how it will be protected during construction. If the proposed alternate site was compromised
another alternate site must be identified.
