D. Prior to final development approval by the Orono City Council, the Developer shall
provide in recordable form an appropriately executed Drainage and Utility Easements over areas identified on the
approved Grading Plan.
E. Prior to final development approval by the Orono City Council, the Developer shall
provide the City with an appropriately executed Permanent Flowage and Conservation Easement and Restrictive
Covenant for Wetlands document,in recordable form.
F. The Developer shall remove the existing principal building and any accessory structures
located within the Property. Removal of the principal and accessory buildings must occur as a condition to final

I'm anticipating receiving a written request from Gordon James Construction to withdraw permit #2015-00071 for 2335
Oliver Hill in the coming days. Tony Sarenpa, a representative of the potential buyer, called today to inquire as to how
much of the Advanced Plan review fee would be refunded. It is my understanding that Lyle did not complete a plan
review of the home as Planning staff noted the size of the home exceeded the 15% structural level allowed and stopped
the review.Therefore the full fee could be refunded. Is this correct?
I would like to provide Mr. Sarenpa with an answer as to the amount to be refunded on Tuesday, if possible. Following
the receipt of their written withdrawal request we could then refund the fee.
Please advise.

I have started to review the building permit application for 2335 Oliver Hill and according to page 9, item G of the Oliver
Hill development agreement(copy attached) Lot 2, Block 2 is allowed a maximum structural coverage of 2,680 sf.
According to the structural square footage listed on the hardcover calculation worksheet this lot is over the allowed
structural coverage. I cannot issue the permit as submitted.

AGREEMENT AND SWORN STATEMENT
The work for which this permit is issued shall be performed according to
the approved plans and specifications,applicable City approvals,and the
State Building Code. This permit is for only the work described and does
not grant permission for additional or related work which requires separate
permits. All provisions of laws and ordinances governing this type of work
shall be compied with whether or not specified herein.This permit will
expire and become null and void if construction authorized is not
commenced within 180 days of the date of issuance,or if construction is
suspended for a period of 180 days at any time after work has commenced.
