Dave,
In order for the City to issue a Certificate of Occupancy, not only does the house need to be complete, but all exterior
improvements need to be completed as well, i.e.grading, lawn sodded or seeded, driveways,sidewalks, patios,etc.
In the event these things cannot be completed due to winter or weather conditions, a Temporary Certificate of
Occupancy can be issued with a$10,000 escrow. The escrow will be held until all exterior improvements are completed
and shown on as-built survey.
Attached is a partial copy of the City's Fee Schedule pertaining to Temporary Certificate of Occupancy escrow and a copy
of the issued building permit application.

Good Afternoon Christine,
I just received your email below and need more information. Can you explain why we are receiving a TCO versus and
standard CO? You are asking to hold $10,000 for items that we were completely unable to accomplish this year due to
weather, I can assure you that we would have completed these items if we could have. What is the city's logic in
requiring$7,500 for a driveway that will cost around $4,500? Are you able to provide any leniency as you have held
$2,500 since May of this year? I look forward to hearing from you.

John,
In order for the property owners to move in Roger needs to ensure all inspections are complete and there are no
outstanding life/safety issues. My records indicate there are open mechanical inspections. Roger will follow up with you
and/or the contractor.
Also, a Temporary Certificate of Occupancy(TCO) is required prior to occupancy. A TCO requires a $10,000 escrow. We
currently hold$2,500 in conjunction with the building permit so please have the property owners sign the attached
Temporary Certificate of Occupancy escrow agreement and return with a check for$7,500.
Once all the inspections are complete and we have received the signed agreement and check for$7,500 the Temporary
Certificate of Occupancy can be issued.

' We had a final inspection on this on Thursday, 12/10. There are a couple of issues that came up.
• Guardrail needed for deck—this will be completed early next week.
• No impervious driveway in place. This was not possible with the time of year.
• Siltsocks are placed between lots but not right on lot line—I need confirmation on what we need to do here.
What needs to happen for the homeowner to be able to move in? Let me know.
