Dave,
The City currently holds$10,000 in escrow. With the issuance of the building permit a $2,500 escrow was required. An
additional$7,500 was required when the Temporary Certificate of Occupancy was issued. Once the property has been
graded according to the approved plan,the driveway is installed, landscaping is complete and all disturbed areas have
been established with vegetation please have an as-built survey completed. We will hold the$10,000 until an as-built
survey has been submitted and approved.
The property is located in Tier 4 of the Stormwater Quality Overlay District which allows up to 50%of the property to be
covered in hardcover.

I have a few other follow up items I would like to ask...
1. With regards to the$7,500 that Orono currently holds for our driveway in escrow,what is the process to receive
those funds as I don't expect that we would have to pay for the driveway and then wait to get reimbursed by the
city. We have received several bids and are likely to be making a decision in the next week.

2. What is the hardcover limit calculation for our lot? I just want to make sure I firmly understand that. I seem to
recall 50%.

At this point in time,we have a house at 2310 Oliver Hill (Lot 5 Block 1)waiting for a permanent Certificate of Occupancy
pending completion of exterior site improvements,which could not be completed last fall due to weather conditions.
Additionally,we have an approved subdivision landscape plan that requires a variety of trees and shrubs be planted on
each lot. That approved plan is based on a conceptual house location and configuration that does not quite match the
final house location and configuration for Lot 5. Based on that observation,the City expects that the property owner
and/or his builder coordinate with the developer to prepare a revised landscape plan for the property for City staff
approval,and then implement that plan as soon as weather permits. While we understand the logic of delaying tree and
shrub planting on individual lots until home construction is completed, it is time to complete that work on the Almsted
property.
Willi, please contact Dave to establish a planting plan and time schedule for the work to be completed. Call or email if
you have questions.

Well I think Spring is about here! I wanted to check in with you to better understand the landscape plan for Oliver Hill
and next steps. My understanding is that there is a plan for the development which likely include trees for the
developed lots. Can you provide me with more information and how/what might unfold in the near term?
