A summary of the inspection is below. Septic Tank Condition 1. Pumpout needed within one year(last pumpout 5/17/93). The septic system is non-compliant due to a lack of a three foot separation distance between the bottom of the drainfield to the seasonally high watertable. The three foot requirement is a State Code,not a City Code. A soil boring was conducted to determine the depth of the seasonally watertable. The septic system must be replaced no later than December 31,2010. Enclosed is a list of state licensed septic contractors who work in Orono on a regular basis. Also enclosed is a fact sheet explaining how a septic system functions properly. Finally, an as-built drawing is enclosed that shows the approximate location of the septic system. Wayzata , Mn. 55391 Re : Replacement Septic Site A preliminary site evaluation was done at 625 Old Long Lake Road on 1-14-99 to determine adequate square footage to design and install a replacement septic system if required . There appears to be an area in the northwest corner of the back yard that is the proper length and width for a 450 GPD system. Ground slope is 0-3% but due to winter conditions , additional testing would have to be done in the spring. If the addition to the home is permitted, two 1000 gal . septic tanks will be required with a 1000 gal . pump chamber to lift sewage to the existing trench system. The location of the new tanks will also service the replacement treatment area when needed . In doing so I made a few assumptions , and they are 1 . Approximate location of property lines . 2 . Depth of seasonal high water table is below 24 inches 3 . Approximate location of old system was pointed out by yourself . Due to frost we were not able to probe for actual location. 4 . There will be room to install new tanks without disturbing any soil in the proposed mound ares . 5 . The total water usage in the house can be limited to 600 gallons per day . 6 . The land slope is 4 to 5 % With these assumptions in mind and allowing for a 10 foot side yard setback , A 10 foot rear yard setback , and a 20 foot setback from the new addition this leaves a useable area of 34 foot by 70 feet . - A Minimum mound design for 600 gallons per day without any margin for extra ordinary use , such as special events , would require an area 38 feet by 77 feet . With this information in mind it seems that there are a couple of options to resolve the problem at hand . 1 . Obtain variances to be able to place the mound closer to the property lines . 2 . Lower the water usage in the house to be able to make the mound smaller . 3. Install a timer and an overflow tank to collect any extra effluent that the mound cannot handle . This overflow tank will then have to be treated as a holding tank and pumped as needed . The three recommendations listed above may be expanded upon after further research.
