The work for which this permit is issued shall be performed according to
the approved plans and specifications,applicable City approvals,and the
State Building Code. This permit is for only the work described and does
not grant permission for additional or related work which requires separate
permits. All provisions of laws and ordinances governing this type of work
shall be compied with whether or not specified herein.This permit will
expire and become null and void if construction authorized is not
commenced within 180 days of the date of issuance,or if construction is
suspended for a period of 180 days at any time after work has commenced.
The applicant is responsible for assuring all required inspections are

Erosion control mechanisms must be installed and inspected by the City prior to any land
disturbing activities. The contractor must provide a minimum of a 24 hour notice prior to
inspection.
Erosion control shall be installed and maintained throughout the entire project and must L �
remain until vegetation has been established.
A haul route shall be submitted to the City Engineer for approval and inspection prior to `'C
commencement of hauling from the site.The property owner shall be responsible for cleaning
and repair of roadways for any adverse impacts.
Prior to the release of the escrow funds a final inspection must be completed and all disturbed
areas established with vegetation. Please note established vegetation means perennial cover C

vegetation.
Advisory Comments
Any changes to the exterior/landscaping improvements, i.e. patios,grading, sidewalks, retaining
walls, etc. not currently shown on the approved survey and landscaping plan will require a
separate Zoning Permit application to be submitted and approved prior to the work
commencing.
Any retaining walls that are over 4-feet in height or tiered walls not separated by twice of the
height of the lower wall require engineered plans and a building permit to be submitted and
approved prior to construction.

September Homeowners Association meeting,we were presented with a landscape plan
for 490 Old Long Lake Road. We understand part of the project,a patio,will be in the
HOA green space aka Lot 2,which is between our property and the Litsey's. We have
seen Landscape Plan-9/29/2017-Time: 1:14:35PM and approve. The Association

We received a zoning and building permit applications for 490 Old Long Lake Rd for landscaping and an outdoor fireplace
within the property boundary. Please review and provide comments.
Please note they will also be submitting a zoning permit for landscaping/hardcover outside the property boundary,
which the HOA and adjacent property owner have approved. The improvements outside the property boundary have
been redlined from the plans submitted with the current applications.

RESTATED MINUTES OF THE ANNUAL MEETING OF
THE MEMBERS AND BOARD OF DIRECTORS OF
SUMMIT STATION HOMEOWNERS' ASSOCIATION
SEPTEMBER 11, 2017
The annual meeting of the Summit Station Homeowners'Association ("HOA") was
called to order at 7:05 pm, on the eleventh day of September, 2017 at the Policinski
home at 450 Old Long Lake Road,Wayzata, MN 55391,pursuant to the bylaws of the
Association and notice duly given.The following members, constituting a quorum,
were present.

Cal Litsey made a motion to approve the 9/19/2016 minutes of the Annual Member
Meeting and Board of Directors of Summit Station HOA.Jean Glessing seconded the
motion and it was approved unanimously.
PRESIDENTS REPORT
President,Anne Policinski,welcomed all in attendance and introduced new
member, Cal Litsey,to the other members.
Anne Called on Tom Leonard to give the Well Report.
WELL REPORT
Tom Leonard reported that two tests had been conducted on the well,a
maintenance check and a water quality check. Among the checks made were the
tank and pressure sensor. Regarding the water quality test,several tests were done
including test for nitrates and nitrites.The water was found to be absent of bacteria.
The dehumidifier is running well. The findings are that the well is in good working
order and the quality of the water is good.
TREASURER'S REPORT
Cindy Lejeune presented the Treasurer's Report. The income statement showed a
surplus of 1,163.38 after total expenses of 7,236.62. Hennepin County property
taxes were reduced from $3.42 to $3.32. The largest expense continues to be Andy's
Lawncare. Rollie Glessing moved to approve the Treasurer's Report.The motion
was seconded by Cal Litsey and was unanimously approved.
OLD BUSINESS
Anne Policinski reported on her research for road repair for our Summit Station
circle.She consulted Modern Roadways. They gave her two options.The first option
was to put tar and granite chip on the road at a cost of$4,100.00. The second
option was to add two inches to the pavement at a cost of$ 16,000.00 to
$20,000.00. Cindy Lejeune made a motion to have the road resurfaced with tar and
granite chip. Gregg Nafstad seconded the motion,which was the approved
unanimously.
NEW BUSINESS
Anne Policinski initiated a discussion regarding the Litsey's proposed landscape
project at 490 Old Long Lake Road. The proposal is to expand a stone patio and
build a trellis in the common area between the Litsey's home and the Lejeune's
home. Because we have not had hardscape in our common areas,the proposal
required approval. It was further noted that the approval of the Litsey's patio
variation does not set an ongoing precedent. Future changes to the common areas
between neighbors that go beyond plantings will need to be reviewed on a case by
case basis. Cindy Lejeune moved to approve the Litsey's project. Jean Glessing
seconded the motion,which was passed unanimously.
Ann Policinski discussed the HOA dues. Currently,the dues are$1,400.00 per year
per household. Rollie Glessing moved to keep the dues at$1,400.00. Cal Litsey
seconded the motion and it was passed unanimously.
ELECTION OF NEW OFFICERS
Rollie Glessing moved that all current officers be re-elected for 2018. Cindy Lejeune
seconded the motion and it was approved unanimously.
