Stickney Coldwell Banker Burnet Realty 201 East Lake Street Wayzata,MN 55391 Re: Lot 2,Block 1 Breckenridge('1250'Old Crystal Bay Road South) Dear Mr. Stickney: The above referenced lot is a buildable lot at the corner of North Shore Drive and Old Crystal Bay Road South. This property was provided with and assessed for municipal sewer in 1963,and was incorporated into the Metropolitan Urban Service Area(MUSA)in 1993. When"Breckenridge"was platted in 1985,the City had not yet placed this or adjacent properties into the MUSA, so a'special exception'was granted for it to be sewered(see attached Resolution No. 1697). The final plat approval(attached Resolution No. 1729) noted 3 conditions to obtain a building permit: 1. Metro Waste Control permit to connect to Metro sewer line. 2. Driveway access permit from Hennepin County. 3. $225 sewer unit charge. Conditions 2 and 3 are still pertinent. Condition 1 is no longer pertinent,because the Metro line to which you would be connecting has been reconveyed to City ownership. A stub to serve this property appears on the 1963 as-built sewer maps (attached). Given the various additional utility lines added in this area over the years,we are in no position to guarantee that this stub is actually still there. However, your plumber would be allowed to tap a new stub into the sewer if the indicated stub is not found,at your cost. The Met Council's$1,050 Sewer Availability Charge(SAC)would be collected at the time a building permit is issued. We have assigned this parcel the address of 1250 Old Crystal Bay Road South,with the expectation that the driveway will access to Old Crystal Bay Road.
