Lot Split John, The property addressed 540 Old Crystal Bay Road S is located in the RR-1B zoning district. The RR-1B zoning district requires two acres, contiguous dry buildable land, 200' in width at the road frontage and at the 50' building setback. According to the wetland delineation it appears there is less than 6 dry buildable acres on the property. We don't believe more than 2 conforming lots can be created. Principal structure setbacks are 50'front and rear and 30' side. A primary and alternate 5-bedroon septic system site must be identified for each lot. We are contemplating pursuing the purchase of the property at 540 Old CrystAl Bay Road South. If we were to purchase the property we would be interested in doing 4 lot split. We think we may be able to squeeze 3 lots out of that property. We are told that ther is about 7 acres total with 5 dry.
