As I mention to you over the telephone, this property could potentially be subdivided as a back-lot ituation. The requirements for back lots are attached as are the requirements of the RR- B zoning district, which this property is located within. There are a few other issues you should be concerned with when subdividing this property: • When lot area is measured it is measured as dry, contiguous land. Wetland cannot be counted to meet area requirements nor can dry land that is not contiguous. • Any subdivision will require Minnehaha Creek Watershed District approval. • There are a number Of accessory buildings on the property currently. When/if the property is subdivided both lots will have to meet the accessory structure requirements, which I've attached herein. This may require removal or reduction of some of the existing structures, depending on how the lots are subdivided. • Septic testing needs tbe done to confirm that primary AND alternate septic sites can be located for each to 5 bedroom systems are required. • Any subdivision of the property will require a lot width variance. This is due to the properties existing approximate 167' of frontage on Old Crystal Bay Road where 200' is normally requ4red. I've also attached the subdivision application which lists all the items that need to be included on a survey. Because wetlands are located on the property, a wetland delineation must also be'performed and the boundary of the wetland must be shown on the survey. As I mentioned over the telephone, once a survey and wetland delineation is complete, and it is known how many acres are dry and how many are wet, a meeting with Planning Department staff could be set up to discuss a potential subdivision.
