The Comp Plan suggests a mix of single and multi-family housing at a density of 2-4 units per acre for the approximately 50 acre area bounded on the north by existing Highway 12, on the south by the new Hwy 12 corridor, and on the east by Old Crystal Bay Road, which includes the subject property. 3) The property is within the MUSA. City records indicate the existing house is connected to municipal sewer and water. 4) The property is only developable under the intended zoning if combined with adjacent properties.
