Per your request of July 14, following is the zoning information for the above referenced parcel:
1) Current zoning: RR-1B, One-Family Rural Residential, 2-acre minimum lot size
Permitted uses: a) One family detached dwellings
b) Publicly owned parks and playgrounds
c) Municipal buildings
d) Personal wireless service antennas and towers
Please see Zoning Code Sections 78-416 thru 78-420 —available on the City's website

2) Zoning envisioned for the property in the 2000-2020 Orono Comprehensive Plan: RPUD - Residential
Planned Unit Development. The Comp Plan suggests a mix of single and multi-family housing at a
density of 2-4 units per acre for the approximately 50 acre area bounded on the north by existing Highway
12, on the south by the new Hwy 12 corridor, and on the east by Old Crystal Bay Road, which includes
the subject property.
3) The property is within the MUSA. City records indicate the existing house is connected to municipal
sewer and water.
4) The property is only developable under the intended zoning if combined with adjacent properties.
