Subject: Development Information
Following are some notes regarding my conversations with Xcel and Mediacom about the property at 2765
Wayzata Blvd W:
Xcel — I spoke with Linda Machemehl (952-470-3321). She will be out of the office next week. If there are further
questions, we could call Kim Marinac, Engineer (952-470-3377).
• Electricity is provided from 1 substation located at Cty Rd 6 & Hwy 12, runs along the north side
of Wayzata Blvd, then south, not looped.
• 3-phase service is available with 480 volts.
• There is not a transformer large enough to handle 4000 amps. 2 transformers would be
required. Xcel would install a second transformer and then bill the developer.
• 2500 KVA exists that would serve a 3000 amp service.
• Xcel's current system would only allow up to 5000 KVA.
• If a developer wanted to pursue 8000 amp service, they would have to work with Xcel's
engineers. May not be possible, or could require it's own small substation.
• There was a transformer at 2689 Wayzata Blvd, listed to Flemming Manufacturing. It is unclear
from the records at Xcel if the transformer at that location still exists. If it does, it could potentially
be upgraded. We do not have that address in our address book.
Mediacom — I spoke with Tom Boardwell (952-472-8695). He suggested a developer call John Curelli (952-440-
9650)with further questions and to verify specific requirements.
• Broadband internet service is available.
• Commercial properties have two levels of service
o "Mom/Pop"type business with just a few computers
o Large businesses— Project is customized to the level of service required by the
business. Speed of 1 gigabit/second should be achievable.
