AMENDMENT
TO
DEVELOPMENT AGREEMENT
CRYSTAL BAY BUSINESS CENTER
AGREEMENT ("Agreement") dated March 6, 2014, by and between the CITY OF
ORONO, a Minnesota municipal corporation ("City"), and Pine Corner Properties, LLC, a
Minnesota Limited Liability Company(the"Developer").
1. DEVELOPMENT AGREEMENT. The City and Ryan Companies US, INc., a
Minnesota corporation (predecessor to Developer) entered into a Development Agreement for
CRYSTAL BAY BUSINESS CENTER dated December 5, 2007, recorded December 27, 2007, with the
Office of the Registrar of Titles for Hennepin County, Minnesota as Document No. 4457476 and
with the Office of the Hennepin County Recorder as Document No. 9079458; as amended by a
Second Amendment to Development Agreement dated September 26, 2011, recorded December
30, 2011, with the Office of the Registrar of Titles for Hennepin County, Minnesota as
Document No. T4914548 and with the Office of the Hennepin County Recorder as Document
No. T9732423 (as amended, "Development Agreement").

2. REQUESTED AMENDMENT. The Developer has requested an amendment to
the Development Agreement to eliminate the requirement to remove the existing metal building
that is on Lot 1, Block 2.
3. CITY APPROVAL. The Orono City Council has granted approval for such
Amendment after meeting with the Applicant at a regularly scheduled meeting on November 26,
2012.
4. AMENDMENT. Subparagraph 20E of the Development Agreement is hereby
amended to read:
E. The existing metal building that is located on Lot 1, Block 2 may remain
on the site and be remodeled/renovated consistent with all applicable local
and state regulations.
IN WITNESS WHEREOF, the Amendment to Development Agreement was executed
by the parties the day and year first above written.
