Dear Mr. Kelley:
In response to your request for zoning and utility information concerning the above-referenced
parcels,I would offer the following:
1. Current Zoning of both parcels is RR-1B, Si I gle Family Rural Residential District,which
allows single family residences. A copy of a RR-1B District standards indicating the
variety of permitted, conditional, and access ry uses is attached.
2. The zoning envisioned by the Orono Comm .ty Management Plan(CMP) is RPUD
Residential Planned Unit Development. Th CMP guides these parcels for a mix of single-
family and multi-family uses at a density o 2-4 units per acre. The City is in final stages of a
study known as the Orono Rural Oasis Stu that will result in requirements for
Conservation Design that will apply to the arcels in question.
3. Municipal sewer and water main lines curr ntly exist at the intersection of US Highway 12
and Old Crystal Bay Road,just northeast o the subject parcels. It is the City's expectation
that any developer of the subject parcels w uld extend the sewer and water lines to serve any
proposed development of the parcels. The parcels are in the Metropolitan Urban Service
Area (MUSA).
4. 1 am enclosing excerpts from the Community Management Plan and the Rural Oasis Study
relative specifically to these parcels.
