The above referenced property is zoned LR — 113, One Family Lakeshore Residential
District, requiring a minimum lot size of 1.0 acres and 140' of width at the frontage (in
this case the frontage is the lake). The subject property contains approximately 93,815
s.f. or 2.15 acres and approximately 195' in width at the ordinary high water level of the
lake based on Hennepin County records. Principal building setback requirements are 75'
from the ordinary high water level of the lake plus the average lakeshore setback of the
adjacent lakeshore properties, 30' from the rear property line and 10' on the interior
sides. In addition to the setback requirements, hardcover restrictions apply to this
property as it is located in the Shoreland Overlay District.
