Following up on our telephone conversation today.
Typically properties have a minimum five foot drainage and utility easement on property lines. No structures, including
patios, are allowed within an easement. However; according to City Code Section 78-1405(3) a terrace/patio which does
not extend above the height of the ground level of the home, has a setback of two feet to the property line. A zoning
permit is required for landscaping and the site plan should also show how the additional patio run-off will not be
directed onto the neighboring property.
Please note, no hardcover, patios, etc. may be constructed within 75' of the OHWL.
Hardcover. The property is located within Tier 1 of the Stormwater Quality Overlay District and is allowed up to 25%of
the gross area of the lot to be covered in hardcover. Attached is the City's Information Sheet on hardcover.
