Paul,
Per our telephone conversation today, the property addressed 3355 Crystal Place is located in the LR-1C Zoning District.
The property is conforming in width but not in area; you have two options when considering redevelopment:
1. The lot can be redeveloped without an area variance according to City Code Section 78-72(c) if all setbacks& all
zoning standards can be met and the total hardcover does not exceed 25%of the gross area of the lot. OR
2. If the 25% hardcover limit is difficult to meet, a lot area variance can be applied for which, if granted, would
allow 35%of the gross area of the lot to be covered in hardcover. (Tier 3)
Attached are information sheets on hardcover, structural coverage, building height and survey requirements. Please
