I was out on the site, but do not recall a retaining wall which angles up between the two wall locations. I only remember two tiers of walls and not an angled wall as being proposed. 2. The new survey should show proposed grading. It appears there will be additional grading between the walls which is not being shown. 3. The wall will have an exposed face of 7' which would need to be screened. The applicant should show proposed planting to screen the wall from the lake. It appears that we need some additional information in order to assure the walls are replacement walls and not new walls. Also, please provide a planting plan to demonstrate how the up to 7-foot walls will be screened from the lake. Finally, I thought it would be a good time to remind you about the condition of approval (for your variance &CO) regarding the bluff vegetation. The approval resolution required an analysis of the bluff vegetation by a"qualified third party". The language from the resolution is as follows: "The Developer will provide an analysis of the vegetative stability of the bluff performed by a qualified third party, and agrees to comply with recommended bluff stabilization measures as necessary prior to the issuance of the Certificate of Occupancy. This design is based on a Proposed Site Plan dated June 4,2013. The proposed boulder retaining walls will be replacing existing timber walls near the shoreline of the property. The proposed walls will be in a tiered configuration with a sloped area between them. The walls will vary in exposed height from about 8 feet to 1 foot. A minimum wall batter/setback of 18°(-3 inches/vertical foot) should be used. The walls should also be embedded(buried below grade)a minimum of 6 inches. Slopes as noted below will be present at the top and bottom of the walls. No groundwater or other surcharge loads have been designed for the wall. Protect the base of the walls from erosion with riprap if lake levels will reach that elevation. If site conditions vary from what is shown on the Typical Section,please call me to discuss other options. If smaller boulders than those shown on the attached Boulder Schedule are to be used, additional wall batter/setback or soil reinforcement may be needed.
