Your plan notes that you will be sheathing the entire exterior of the building with OSB permitting the use of Table R602.10.4 Continuous Sheathing Methods,CS-WSP and PFH. The braced wall line that includes the garage doors was analyzed as a gypsum board braced wall(method GB). Please note IRC Figures R602.10.8(1)and R602.10.8(2)Braced Wall Panel ...to Floor/Ceiling Framing connection requirements for the continuous method(attached). The attached sheet,C-1,provides detail on the braced wall assessment. The attached sheet,BP-1, indicates the locations of braced wall segments for the front elevation/garage entry on the main level of this house and the location of braced wall segments and portal frames. See Details Si and S2. You also asked that I review the tall wall at the sport court.Frame the exterior walls of the sport court indicated on your Lower Floor Plan as walkout foundation walls with(2)2X6s#2 SPF @ 12"centers,the exterior walls indicated over foundation Look Out walls with(1)2X6#2 SPF @ 12"centers and over the foundation walls indicated as Full Height frame with(1)2X6#2 SPF @ 16"centers. You asked me to comment on the tall wall framing at the exterior wall of the stair well. See Detail T1. A basic assumption of IRC bracing is that the rest of the structure is properly constructed and connected per the appropriate section of the code. For heat recovery ventilators(HRV)and energy recovery ventilators(ERV)the average hourly ventilation capacity must be determined in consideration of any reduction of exhaust or out outdoor air intake,or both, for defrost or other equipment cycling. Continuous ventilation-A minimum of 50 percent of the total ventilation rate, but not less than 40 cfm, shall be provided, on a continuous rate average for each one-hour period. The portion of the mechanical ventilation system intended to be continuous may have automatic cycling controls providing the average flow rate for each hour is met. Section B Ventilation Method (Choose either balanced or exhaust only) Balanced,HRV(Heat Recovery Ventilator)or ERV(Energy Recovery Exhaust only ✓ Ventilator)—cfm of unit in low must not exceed continuous Continuous fan rating in cfm ventilation rating by more than 100%. _ Low cfm: ^ ^ High cfm: ^Z Continuous fan rating in cfm(capacity must not exceed I '+ I continuous ventilation rating by more than 100%) Directions-Choose the method of ventilation, balanced or exhaust only.Balanced ventilation systems are typically HRV or ERV's. Enter the low and high cfm amounts.Low cfm air flow must be equal to or greater than the required continuous ventilation rate and less than 100%greater than the continuous rate.(For instance,if the low cfm is 40 cfm,the ventilation fan must not exceed 80 cfm.) Automatic controls may allow the use of a larger fan that is operated a percentage of each hour. Section C Ventilation Fan Schedule Description _ Location Continuous Intermittent Directions-The ventilation fan schedule should describe what the fan is for,the location, cfm, and whether it is used for continuous or intermittent ventilation. The fan that is chose for continuous ventilation must be equal to or greater than the low cfm air rating and less than 100%greater than the continuous rate.(For instance,if the low cfm is 40 cfm,the continuous ventilation fan must not exceed 80 cfm.)Automatic controls may allow the use of a larger fan that is operated a percentage of each hour. Section D Ventilation Controls (Describe operation and control of the continuous and intermittent ventilation) ERV has wall control set to 40%=124 CFM ERV has wall control set to 70%=217 CFM Directions-Describe the operation of the ventilation system. There should be adequate detail for plan reviewers and inspectors to verify design and installation compliance.Related trades also need adequate detail for placement of controls and proper operation of the building ventilation. If exhaust fans are used for building ventilation, describe the operation and location of any controls, indicators and legends. If an ERV or HRV is to be installed, describe how it will be installed. If it will be connected and interfaced with the air handling equipment, please describe such connections as detailed in the manufactures' installation instructions. If the installation instructions require or recommend the equipment to be interlocked with the air handling equipment for proper operation, such interconnection shall be made and described. Hennepin County This on-site Sewage Treatment System is designed for a Type 1, five-bedroom home in accordance ‘N ith the Minnesota Pollution Control Agency Chapter 7080 and local ordinances. The periodically saturated soils were located at 20-24 inches(mottled soil). Due to the periodically saturated soils,a pressurized mound system with 6 inches of rock will need to be installed to treat the septic effluent. The bottom of the treatment area must be located at least 3' above the saturated soils. This system is designed with 6 inches of rock. The absorption areas of the two systems do not overlap. The soils at a depth of 12"have a percolation rate averaging 9.1 MN. A 2250-gallon septic tank is designed for this site. All tanks need to be insulated if there is less than two feet of cover over the top of the tanks.Clean outs must be installed on the end of the laterals for maintenance. Use 7/32 inch perforations on the laterals. A Darwin 1300 gallon pumping chamber will need to be installed to lift the effluent to the treatment area. The power supply and switches must be located outside the manhole and pumping chamber in a weatherproof enclosure.A warning device must be installed with light and sound devices;this is in case of a pump failure. A flow measurement device must be installed. Including but not limited to a water meter. event counter, running time clocks or electronically controlled dosing. Keep all heavy equipment off of the proposed treatment areas before, during and after construction. The area around both sites must be fenced off by the contractor before any construction begins. With proper installation and maintenance, this system should have no problem in treating septic effluent effectively. Nothing other than gray water,(laundry, showers.etc.)Human water and toilet tissue should be disposed of into the septic tanks.Garbage disposals are not recommended. Iron filters cannot go into this system. Additives must not be used they may cause harmful damage to your septic system. It is recommended that you pump the septic tanks every two years. Hennepin County This on-site Sewage Treatment System is designed for a Type I,five-bedroom home in accordance with the Minnesota Pollution Control Agency Chapter 7080 and local ordinances. The soils at a depth of 12"have a percolation rate averaging 9.1 MPI. The power supply and switches must be located outside the manhole and pumping chamber in a weatherproof enclosure. A warning device must be installed with light and sound devices;this is in case of a pump failure. A flow measurement device must be installed. Including but not limited to a water meter. event counter, running time clocks or electronically controlled dosing. Keen all heavy equipment off of the proposed treatment areas before, during and after construction. Iron filters cannot eo into this system. Additives must not be used they may cause harmful damage to your septic system. It is recommended that you pump the septic tanks every two years.
