Attachments: Hardcover Information Packet-2013.pdf; Structural coverage 2013.pdf; Survey Requirements -2013.pdf Rita, The home at 4445 North Shore Drive was constructed in 2005-2006 and was built without hardcover variances. As-built surveys were not required at the time when this home was built therefore we only have proposed hardcover calculations. According to the newly adopted Stomwater Quality Overlay District regulations, this lot is a Tier 1 property and is limited to 25% hardcover of the entire lot. Currently the City doesn't have enough information in the file to determine if an upper-level deck can be constructed. A new survey will be required showing average lakeshore setback, including current hardcover and structural coverage calculations. With the new hardcover regulations, although it must be listed in the hardcover calculations, the first 100 sq feet of a deck or permeable paver patio is not counted against the 25% allowed hardcover. An upper-level deck must meet the average lakeshore setback and structural coverage limitation of 15%. If you have any additional questions, please let me know. Hello Christine, I am looking for the remaining amount of hardcover to expand the lakeside deck towards the middle of the home. The expansion of the deck would be above the cement pad servicing the lower level slider. Thank you for your attention to this deck expansion question.
