Dear Melanie:
We have reviewed the as-built plans and drainage area calculations for 4415 North Shore Drive. The plan is
dated 10-21-11 and the calculations are dated 11-11-11. We have the following comments with regards to
engineering matters:
• The approved grading plan dated 1-11-11 was not followed.
• The attached sketch is based on a site review showing the proposed (as-built) estimated drainage
area to the neighboring property to the west. Another sketch shows the existing (preconstruction)
drainage area.
• Based on our field observations, the project increased the drainage area and runoff to 4423 North
Shore Drive. We are open to reviewing a better defined drainage if better surveyed information is
available.
• We recommend that the site grading be revised to match the originally approved runoff patterns and
rates or that a drainage easement be obtained by 4415 North Shore Drive to discharge the additional
stormwater across 4423 North Shore Drive.

Please see the attached comments from the Ciry Engineer on the as-built survey submitted for Twomey. It appears
grading changes are needed. The very minor hardcover overage is acceptable, however if you are able to remove
additional hardcover with the grading changes that would be favorable.

following comments with regards to engineering matters:
• The approved grading plan dated 1-11-11 was not followed and we have concerns regarding
additional drainage being directed to 4423 North Shore Drive to the west.
• Additional information such as spot elevations and drainage calculations may show the 1-11-11
planned drainage patterns are still being achieved. Drainage calculations should show that there
would be no increase in the amount of runoff crossing the west lot line.
• If additional spot elevations and calculations show increased runoff to the adjacent property, we
would recommend a new grading plan be submitted showing how this issue is addressed.

I dropped the retaining wall comment, but the retaining wall is still there and less than 5' from the lot line. The five
additional spot elevations were not enough to convince me that the driveway and most of the house now drain north and
west to the neighbor's property. I don't think this one is going to end well...
