yF � To the property owner: Demolition of the principal dwelling structure on a property may

, continued existence of that building. This means you may give up some or all of the zoning rights
currently associated with the principal structure (setbacks, hardcover, size of building, etc) with its removal.

• Rebuilding on a substandard lot of record (i.e. a lot that does not meet the zoning district required lot area or width
standards) may, with few exceptions, require variance approval by the City Council, and such approval is neither
automatic nor guaranteed but requires that a practical difficulty be demonstrated.
• Additionally, all current zoning standards will have to be met by the new principal dwelling including setbacks, and
building footprint, hardcover (impervious surface), & height limitations, etc.
• Where municipal sewer is not available, provision of two (2) conforming on-site septic treatment sites is mandatory
for a new dwelling.
• Unless specifically approved by the City, all accessory structures must be removed at the time of principal
dwelling demolition. This also applies to seasonal and permanent docks, which may not be re-installed until a new
principal dwelling has reached the framing stage.

Corbey,
We received the demolition permit application for 4395 North Shore Drive. Since the detached accessory structure on
the property will remain, we have requested our attorney to prepare a Removal of Conforming Accessory Structure
Agreement. The agreement states that if the principal structure is removed, a new home must be constructed within a
certain number of days or the City has the right to enter the property and remove the detached accessory structure,
since by City Code accessory structures are not allowed without a principal structure.
Also I will be preparing a Zoning Disclosure and Declaration form for the property owners to sign. I will forward both
documents at the same time for signatures.

Lyle & Christine,
Attached find the application for the demolition of 4395 North Shore Drive. I had talked with Christine awhile
back and she told me I did not need to get the escrow agreement because one had already been submitted for the
construction of the new home.

As far as the erosion permit from Minnehaha Watershed. I was told my Lyle that I needed one for the
demolition and the builders needed one for the construction. I applied for the permit and it was sent back to me
by the watershed because one had already been issued to the builders/owner for the construction and was told
by the Watershed that I did not need another one-they would go off the permit already issued. I left a messge
for Lyle last week to as to what was needed- I have not heazd back from him yet.
Can you please let me know what else I need to do or what is needed?
