4203 North Shore Drive
The grading was done as we initially planned and expected with two exceptions:
The neighbor to the East had water drainage issues with her home where she recently
added interior and exterior drain tile,has drainage channels dug to her Easterly property
line, and has a garage door threshold that measures minimal at one end to about three
inches on the other.
The initial approved grading plan showed drainage from our property to her front yard,
but was reduced per the engineering report from the previous pre-construction situation
by around 20%. To honor her request to even further reduce this amount of drainage,the
grade was lifted to allow drainage to be kept more on our property draining along the
common line to the Lake. Todd Kellogg was met on-site during this filling, and he agreed
that her situation would be improved. An as-built survey was promised to him upon
completion. The neighbor had employed an attorney, and had meetings with City staff
both on-site and at City offices.
This Spring the Westerly neighbor basically had the same request of limiting the previous
drainage paths onto her property in the rear of her yard. Bruce told us he expected us to
keep the drainage on our property; and this necessitated major(neglected) clean up of
dumped debris along the common line and the raising and reshaping of the grade to allow
drainage on our property to the Lake. He was going to `hold' on the framing inspection
until appropriate regarding was done on the Westerly line area and had silt fencing re-
established during this Spring's `mud season'.
The filling was on target except for these two deviations; which were done with the
knowledge of the City Staff or via their direction.
Initially the designers were trying to place the house more toward Northshore Drive to
allow for both the space and the hardcover needed for a Lakeside pool. I was unaware of
the sewer location,but the Design Staff did; and placed the northern edge of the structure
as close to sewer lines as they thought prudent. This negated any possibility of a Lakeside
pool with the contemplated home design. Lyle requested; and was granted, a sewer
easement engineered,prepared and recorded by me prior to title transfer.
