Gustafson [Jeff@StonewoodDesignBuild.com] Sent: Wednesday, November 23, 2005 3:38 PM To: Lyle Oman Subject: 4203 North Shore Drive & 1280 Spruce Place Hi. v Happy Turkey Day! ��V \' 4203 North Shore Drive. � On Wed before Thanksgiving we graded a berm along the Easterly property line which considerably cut down the amount of water that flows from our property toward the neighbor. We left the 30 feet of easement area level at this time pending the Excel Energy trenching across this area on Monday after Thanksgiving. We will berm this 30 foot wide area as well after the trenching. The neighbor will have no reason to not agree that less water comes onto her property than before our demolition (from her Westerly neighbor). As additional fill becomes available to us we will soften the berming between iYs current ridge and our driveway in a manner which leaves the drainage directions the way it now is. I understand that Tom Kellogg will return to our site on his own accord within a week or so to view the progress; which will only help the process for us. His ideas have always been welcome and helpful to us. Randy Stern is close to delivering the legal description for the utility easement that I have committed to granting to Orono and the Utility Companies. Excel is trenching electric, telephone, and cable lines across this area next Monday to service the Westerly neighbor. I met the neighbor to the West, who said that she was happy with our grading and clearing out of the `junkyard' (as she referred to it as) along our common property line with her. She said she felt our property has been neglected for years. She even offered to speed up the painting of her garage, etc. to help improve the entire common situation. 1280 Spruce Place. We actually got the electric and natural gas lines in, and got the landscaping along the Northerly property line somewhat roughed in. We ran some drain tile along the property line, and graded the common line toward the Lake with a partial rock `wash' in part of it, and a substantially deep swale in our rear yard cutting around the mature trees along the Lakeshore area to prevent having to remove any trees. I feel it should work. Ms. Anderson told me recently that earlier this year she had some moisture on the block in her lower level for the first time. Hopefully this was due to the water blockage along the line from the construction erosion fencing and hay bale debris. She does have two downspouts from her roof gutters dump into the common property line area. This water should for the most part be accommodated as well into our drainage swale. We will monitor this situation closely next Spring although we feel it will work out well. We regret that we missed our targeted sodding this fall, although we got most of the grading accomplished and Lakeshore Rip-Rap installation. Thank you for allowing us the ample time to have our projects professionally scheduled and graded. Spruce Place will be completed this December with final landscaping next May.
