We visited the home on Wednesday, January 3 and viewed the inside of the home. Observations Eight truss plates on the top chords of the trusses that support the kitchen are buckled and top chords are offset. One of the floor trusses has been field repaired by the addition of a 2x6" scab nailed to the bottom chord. A supporting post has also buckled and a structural support is missing. The wood flooring in the kitchen is not within acceptable flatness tolerance and has visible inconsistencies. Discussion The floor trusses supporting the kitchen are comprised of(3) different truss types- F9, F10 and F 11 as indicated in attached P&M 1st Floor Truss Layout. Granite countertops were installed on the center island of the kitchen. The granite tops add a surcharge to the dead load which was designed for in the F10 and F 11 trusses but not the F9 truss. Analysis of the F9 truss indicates that it is over stressed with existing loading. Additionally, one of the F10 trusses has a damaged bottom chord connection. The design of the main level calls for trusses of varying span with a fixed point near the pantry as indicated in attached marked up floor plan. The trusses adjacent to the fixed point span a greater distance. Code allows for deflection of L/360 in these trusses. This deflection occurs in the hall between the center island and the fixed point in the pantry. This condition results in loading that wood flooring is not intended to support. The combination of the damaged trusses, overstressed F9 trusses and the fixed point adjacent to deflecting trusses has resulted in a loading condition that the hardwood flooring is not designed to carry. The repair of the trusses will not restrict deflection in the trusses. The fixed point near the pantry and adjacent deflection in the trusses will remain but to a lesser degree. Install posts as indicated in attached repair details. Improper supports at F7 and F8 should be eliminated. The center island and subfloor should remain intact while repairs are made. The flooring contractor should review and understand the fixed point and adjacent deflection of trusses and level floor as needed. The flooring contractor should recommend an acceptable solution. Conclusions The repairs issued will restore the structural integrity of the damaged trusses.
