SANITARY SEWER EASEMENT THIS INDENTIJRE, made this 12th day of October, 2006, by and between Mary Titler and William Titler, wife and husband, hereina.fter referred to as "Grantors", and the City of Orono, a municipal corporation, under the laws of the Sta.te of Minnesota, hereinafter referred to as "Grantee". WITNESSETH, that Grantors, in consideration of the sum of One Dollar ($1.00) and for other good and valuable consideration given by Grantee, the receipt of which is acknowledged by the Grantors, do hereby grant, bargain, sell and convey to Grantee, its successors and assigns, a Permanent Easement for sanitary sewer purposes, over, under and across that part of Lot 2, Orchard Beach, a plat on file and of record in the office of the County Recorder of Hennepin county,Minnesota, described as follows: That part of Lot 2, Orchard Beach described as follows: Beginning at a point on the North line of said Lot 2 a distance of 98 feet Southeasterly from the Northwesterly comer of said Lot 2;thence Southwesterly to a point on the Southerly line of said Lot 2 which point is 60 feet Southeasterly from the Southwesterly corner of said Lot 2;thence Southeasterly along the Southerly line of Lot 2 a distance of 60 feet;thence Northeasterly to the Northerly line in said Lot 2 to a point on said line which is 76.5 feet Southeasterly � along the Northerly line of said lot from the point of beginning;thence Northwesterly along said Northerly line of said Lot 76.5 feet to the point of beginning. Said Easement being 20.00 feet in width, lying 10.00 feet on each side as measured at right angles to and parallel with,the following described line Commencing at the Northwest Comer of said Lot 2,thence along the Northeast Line of said Lot 2, a curve, concave to the Southwest, whose elements are: central angle of 03 degrees 44 minutes 45 seconds,radius of 1,499.00 feet, arc length of 98.00 feet, and a chord that bears South 47 degrees 22 minutes 28 seconds East, assumed bearing, a chord distance of 97.98 feet to the Northwest Property Line; thence along said Northwest Line, South 27 degrees 14 minutes 58 seconds West, a distance of 274.70 feet to the Point of Beginning of the Line herein described; thence North 77 degrees 02 minutes 34 seconds East, a distance of 80.38 feet to the Southeast Property Line and there terminating. T'he sidelines of said Easement are to be lengthened or shortened as to terminate in said Northwest Line and said Southeast Line. Containing 1,608 sq. ft. or 0.0369 Acres of land.
