VYHEREAS, the Applicants have made application to the City for a variar�ce

resu�ing in 1,772 sq�re feet of struclure where 1.78/ square feet cunently e�dst and 1,500 is
the nlaximum permitted;a�d
WNEREAS� the Applicanfs have made appiication to the City for a variance
from iOnono Cit�r Code Sections 7&1680 and 78-i 7Q0 to permit 4�413 squere feet(36�jf,) of
hard�v�er on the Property where 1,g44 square feet(25°J6)is the maximum albwed and 4,241
squa fest{5496)currently exists in c�njunction wffh the pmposed additi�on;and
� WHEREAS, after dus pubi�hed notice and mailed nofice in ac�ordanoe with
Minn sota Statutes and the Orono. Minr�sota. Ciiy Code� the Orono Planning Comrnissiron
held� public Nearing on August 17, 2015� at which time all persor� desiring to be heard
conc�ming this application were given the opportunity to speak thereon.

. This applic:ation was reviewed as Zoning Ffle#15-3787.
. The Property is bcated i�ttre LR-1 C Or�Family Lakeshore Residen�sl Zoning District
; which requires a minanum bt area of 0.8 acnes and e minimum lot width of 10Q'.
3. The Rlanning Commission reviewed this appticetion on August 17, 2015,the Pianning
Commission voted 5 in favor and 1 op�Osed on a motion to approve narth and south
side setbedc, av�erage lake setback, and lalce setbadc varianoes as we11 as st�e1
oove�age and har�iCov�er variances alianring for the constnu�ion af tFre proposed
, addit�ns and improv�ements to the home, bas�or�the following flnd�}s;
' a}. The Prvperty oontains 7,77fi sq�re feet in area and has 53 f�eet in width at the
OHWL anc!58 feet in width at the 75 foct setbedc.
; b). The PropeHy is unique � that there is a iimited buildable area be{ween CSAH
51, the fror�t�e road, the 75' lake setbadc and side setbadcs. The existing
home is situated�nerelly in line wfth the other 4 hanes on this narrow piece
of land t�etween CSAH 51 and the Leke.
c). The variance to allow constructfion of the attad�ed garage end 2 'r� story
sdditions on the Property whic� is substandani with r+es�t to ar+ea and width
will allevfete a practica! dffflcx�ity inherent to the Prope�ty ar�d was not qaeated
i by the Appiicents.
I d). 'fhe Applicarrts' prop�al r�ults In a minor�crease in harcJcover from 5496 #c
56?/o wher+e 259�6�the maximum permit#ed for a T�r 1 property, an increase of
'172 square feet; the proposed structural c�overage level of 1�772 square feet
�xcseds the pertnitted 1,500 square feet by 2T2 sq�re feet. The Appucants'
proposal neduoes structural cowerage by 9 sq�re feet.
e). Ths propo�setbacks do not exc�ed beyond the e�dsti�footprint and are not
out of charecter witt� this neighborhood. [The homes on either side of the
PropeKy are one story homes]; the horr�es dovm the street, further to the north
are 2 to 2 r�story homes.
