All inspections will be made within 24 hours,upon notification by telephone or in person(612-249- 4600). The required inspections are in order as follows: 1. Footina Inspection-to be made after the forms are in place and prior to the pouring of any concrete. All survey stakes must be marked. _ 2. PlumbinQ Inspection- after all plumbing is rou�hed in, 5#air test is required. 3. Septic Svstem- see septic system installers' handout. . 4. Se�ver/�Vater Connections -to be made prior to covering any portion of connection. 5. Mechanical Inspection-after heating is rouohed in. 6. Electrical Inspection-after all electrical is roughed in. Inspection and permits done by State Electrical Inspector,Michael Hawk, 612-598-1711 (office hours 7:00-8:30 a.m.). 7. Framin�Inspection-to be made after inspection no.2,6,and 7 are complete,but prior to the placement of any covering material. � 8. State Buiiding Officiai � � Subject: Stucco appiication on wood frame structures it has come to our attention, through our investigative section, that some code requirements for exterior plaster (stucco) application are not a(ways being met. We want to bring this to your attention, as it is not a required inspection. When making application for a building permit, which includes stucco application as part of the project, information to verify code compliance should be included with submittal documents. Building Code requirements related to stucco include: • UBC 1402.1. Vertical joints in paper shall be lapped at least 6 inches and horizontal joints shall be lapped at least 2 inches. � . UBC 1402.2. Exterior openings shall be flashed to make them weatherproof. . UBC 2506.4. Weather resistive barriers over wood base sheathing shall include 2 � layers of grade D paper. (See Uniform Building Code Standard 14-1). . UBC 2506.5. A coRosion resistant weep screed with a minimum vertical attachment flange of 3 '/2 inches shall be provided at or below the foundation plate line on all exterior stud walls. The screed must be placed a minimum of 4 inches above the earth or 2 inches above paved areas and shaH be of a type that will allow trapped - .- �-�-=--y��. • water to drain to the exterior of the building. . UBC 2508.1. Stucco must cover, but not extend below, the lath and paper for slab on grade construction. • UBC Table 25 C. Fasteners for metal lath must be 6 inches on center at supports. . UBC 108.7. The building official may require additional inspections. See Uniform Building Code standard 14-1 and table 14-1-A. • Paper must be installed on the entire wall, including within the soffits framing. . • All paper must be installed shingle fashion. • Nailing flanges on windows shall not be accepted for flashing unless the manufacture�s installation instructions are provided stating that the flange is acceptable as flashing. • Exterior penetrations shall be weatherproofed (i.e., windows, deck ledger(s), pipe . � and vent penetrations, etc.). Weatherproof by definition;that can withstand exposure to wind, rain, snow, etc., without being damaged. This is a critical area that needs detailed attention before being covered by stucco. - • Kickout flashing needs to be installed at wall/roof intersections where the roofline does not extend past the walL • Some municipalities have begun handing out stucco information packets with permit applications for stucco houses. Dwelling units, congregate residences and hotel or lodging house guest rooms that are used for sleepin�pur- poses shall be provided with smoke detectors. Det�ctors shall be installed in accordance with the approved manufacti::ec's instruc- tions. � 310.9.1.2 Additions, alterations or repairs to Group R Occu- pancies. When the valuation of an addition, altera:ion or repair to a Group R Occupancy exceeds $1,000 and a pern:i:is required, or when one or more sleeping rooms are added or created in exist- in� Group R Occupancies, smoke detectors shall b� installed in accordance with Sections 310.9.1.3, 310.9.1.4 and 310.9.1.5 of this section. EXCEPTION: Repairs to the exterior surfaces of a Group R Occu- pancy are exempt from the requirements of this sectic�. 310.9.1.3 Po�ver source. In new construction, reeuired smoke detectors shall receive their primary power from the�uildin�wir- • ing when such wiring is served from a commercia� source and shall be equipped with a battery backup.The detecto:shall emit a signal when the batteries are low. Wiring shall be permanent and without a disconnecting switch other than those requi::.d for over- current protection. Smoke detectors may be solely battery oper- ated when installed in existing buildin�s; or in buile:n�s�-ithout commercial power; or in buildings which undergo al::rations, re- pairs or additions reaulated by Section 310.9.1.2. 310.9.1.4 Location �•ithin dwelling units. In dwelling units, a detector shall be installed in each sleeping room ar.� at a point centrally located in the corridor or area giving access to each sep- arate sleeping area. When the dwelling unit has mo:e than one story and in dwellings with basements, a detecto: shall be in- stalled on each story and in the basement. In dwellinJ units �s•here a story or basement is split into two or more levels, t�.� smoke de- � tector shall be installed on the upper level, except t::�t when the lower level contains a sleeping area, a detector shali be installed on each level. `Vhen sleepin�rooms are on an uppei l�vel, the de- tector shall be placed at the ceiling of the upper level i�close prox- imity to the stairway. In d�velling units where the ceilia�hei�ht of a room open to the hallway serving the bedrooms exc�eds that of the hall�vay by 24 inches (610 mm)or more,smoke d�tectors shall be installed in the hallway and in the adjacent roo�::.
