Hi Iris,
We met recently to discuss your desire to create a zero lot line subdivision of your existing property to create individual
"townhome" lots where currently you have a "duplex".
The duplex use on the property addressed 3290 North Shore Drive (PID 08-117-23-44-0020) is a conditional use
according to City Code Section 78-367(10). A copy of the conditional use permit resolution, Resolution#4126, issued
July 27, 1998 is attached.
The property is located in the LR-1C-1 zonin�district. The minimum lot size is .50 of an acre. Based on the property size
a subdivision to create two (2) lots would not be approved as the code requires the creation of conforming lots. It is
staffs opinion that an application to request a zero lot line subdivision would not be approved.
If you wish to pursue an application please contact me to set up a meeting to go over the application requirements.
