A number of neighbors are concerned about the traffic impacts on North Shore Drive. <br /> 2. A number of neighbors are concerned about impacts to boat traffic on the lake, crowding, added <br /> pollution due to more traffic in the bay (I assume by pollution they mean fumes, trash, noise, visual clutter <br /> from more boats, etc.). <br /> 3. Rick Windenburg, 3200 North Shore Drive was concerned about noise from the added dry stack <br /> activity, also was unhappy with the bell that calls someone to the gas dock; also unhappy with his view of <br /> the back side of the buildings, needing paint, etc. Also noted occasional problem with people cutting <br /> across his property. <br /> 4. Robert Waade indicated concern about the debris and storage along west side of service building, and <br /> suggested a fence would help, also had concerns about dogs in his yard <br /> 5. Dennis Libby, 3210 North Shore Drive had a concern about late partying at the marina docks. <br /> Rich, all things considered I think many of the problems expressed by the neighbors are solvable: <br /> a) A 6' high Privacy Fence along both lot lines will stop people and dogs from trespassing onto the <br /> neighbors. <br /> b) Clean up the storage/debris behind the service building and plant some arbor vitae that will provide <br /> screening to the west side of the building during all seasons. <br /> c) Clean up whatever stuff is behind the office building and paint the backs of all the buildings that <br /> need painting. <br /> d) Come up with something other than the bell for the gas dock. <br /> e) Keep after your customers about being rowdy late at night! <br /> The "impacY' of the added dry stack usage on vehicle traffic and on actual boating activity on Maxwell Bay <br /> is not easy to measure, other than for you to keep a daily record of how many dry stack boats you put on <br /> the water. I agree that adding 52 dry slips will not immediately result in 52 more boats on the Bay every <br /> day, nor will it add 52 car trips a day to North Shore Drive. But we don't know the impact until we have <br /> some actual numbers. Why don't you call Gabe or Rockvam and see if they can tell you what we should <br /> expect in terms of how often a given boat will typically be used. <br /> PLANNING COMMISSION ACTION: Planning Commission voted 5-0 to table the application at your <br /> request in order to give you time to: 1) put together a formal parking plan layout; 2) put together an <br /> updated landscaping plan; and 3) address specific neighbor concerns as noted above. Planning <br /> Commission seemed very positive about approving a phase-in of the additional dry-stacks over a period of <br /> a few years. <br /> The next Planning Commission meeting is May 21, and I know you are getting busy. The deadline for <br /> getting me new info (landscape plan, parking plan)would be May 15 at the latest. However, there is no <br /> rush to get this all completed for that meeting, you can delay until June if you wish, or even later if <br /> necessary. However, I do need to have you sign a waiver of the 60-day review period required by State <br /> statutes (City has 60 days from the date of complete submission of your application, which was April 5, to <br />
